1. How big are the lots at Pramana residential park?
The Pramana Phase 1a consists of lots ranging from 144 square meters to 400 square meters. Each of these lots have a minimum frontage of twelve (12) meters. Depending on the buyer’s chosen lot, various house design can be fitted into such lot.
2. What other community facilities are near Pramana?
Schools like St. Scholastica’s College, Brent International School, De La Salle University, Don Bosco College are very proximate to Pramana. Three catholic churches are also nearby with Don Bosco Church, Sta. Rosa Parish Church and Bel Air Church just a few minutes away. For shopping and dining, less than ten minutes away is the Paseo de Sta. Rosa which has retail shops and dining options for nearby residents. For healthcare services, South Luzon Hospital and Medical Center, FortMed Specialty Clinics, and Sta. Rosa Hospital & Medical Center are also within the immediate vicinity.
3. What public transportation facilities are available in the area?
A transport terminal is currently being finalized and for operation at Greenfield City, aptly called Laguna central. This will be near the Paseo de Sta. Rosa blocks. In addition, Pramana will have private shuttle vans with scheduled trips to and from Paseo de Sta Rosa and Rustans Makati for its residents who still need to get to get to the metro for certain needs.
In the drawing boards for Greenfield City is its own transportation network which will most likely be environmentally friendly modes of transport like the tram.
4. Are there utilities already available at Pramana?
Yes. All facilities for the provision of basic necessities are already in place at Pramana.
The community has an abundant water supply and has an overhead tank system to provide contingent water supply. MERALCO is the power provider at Pramana, with semi-underground electrical wiring system to minimize unsightly electrical cables. For the community’s telecommunication needs, wireless landline phones are being supported by Digitel and PLDT. Cable television service will be initially provided by Destiny Cable. The whole community will likewise be wi-fi ready, though final service provider is still being finalized.
5. How secure is the village?
Pramana promises to be a haven for peace and security. 24-hour security guards will patrol the village and all perimeter walls will have motion sensors to alert for any potential breaches in security.
6. What other amenities will be available to the residents of Pramana?
The Pramana residential park will have an outdoor children’s play area, basketball courts, clubhouse with function rooms , swimming pool, pocket parks and meditation gardens. Already completed are the children’s play area and basketball courts for the residents to have an immediate area for recreation.
7. Which banks can provide financing for me?
To date, Greenfield Development Corporation has accredited the following banks to provide bank financing schemes to its buyers:

8. How much downpayment do I have to pay before I can apply for bank financing?
Depending on the bank, Greenfield has approval for the following minimum downpayment schemes:
10% Downpayment is required before availment of bank financing

20% Downpayment before availment of bank financing

9. Can I build just any type of house at Pramana?
No. Only approved house designs can be built in Pramana residential park. This is to ensure that the look of the village is maintained and the view corridors are respected. There are initially three (3) models to choose from, all with options for expansion. Six (6) other models are being developed as well as expansion options, for the buyers to choose from.
10. Can I expand my house in the future?
Yes. This will however be subject to the kind of house design that the buyer has chosen, for which the developer has a number of expansion options to choose from. Each house design will have at least two (2) expansion option, one rear and one side expansion.
11. Can Greenfield Development Corporation build the house for me?
Yes. Greenfield Development Corporation can build the chosen house design for its buyers. Construction costs will however have to be evaluated depending on the time that the buyer is requesting for the house construction to commence. Development costs approved for a prior year must not be used for a current year’s construction. All costs will likewise have to be approved by the buyer.
12. Can I get another contractor to build the house for me?
Yes. The buyer may commission his own contractor to build the house or choose from a list of accredited contractors of Greenfield Development Corporation.
13. If I buy a lot, how long do I have before I am required to build a house?
Each lot buyer is required to build a house within a period of five (5) years.
The lot owner may however apply for an extension of this period for another five years at any time prior to the expiry of the first period. This provision has been put in place to ensure that there will be a thriving community in Pramana, and to likewise ensure that property values will continuously increase.
14. If I purchase a house & lot, how long before I can move in?
If a buyer purchases a property in Pramana title to the property can be transferred in their name within a period of sixty (60) days. The house can be completed within a maximum period of eight (8) months from the start of groundbreaking on site. After such period, a joint punchlisting can be done by the buyer and the contractor.
